Why should you get a home inspection?

Home inspections are used to provide an opportunity for the buyer to identify any major issues with a home prior to closing. Some of the defects commonly found during an inspection can cost thousands of dollars to fix. The information disclosed to the buyer after an inspection can be used to negotiate to have repairs done by the seller, or to reduce the cost of the home.

Whole Home Inspection

A whole home inspection will cover these items: the condition of the heating system, condition of the central air conditioning system (temperature permitting), interior plumbing and electrical systems, the roof, the attic and visible insulation, walls, ceilings, floors, windows and doors, the foundation, basement and structural components.

Roofing Inspection

A roofing inspection includes inspection of the attic for proper insulation, venting, as well as moisture and mold. It will also include inspection of the roof and checking for leaks and proper flashing as well as the condition of the shingles and chimney.

Foundation Inspection

A foundation inspection includes; how snugly doors, windows, and vents fit. An assessment of the integrity of the concrete walls and floors within the foundation. It will also include inspection for water damage or mold as well as improper ventilation.

4-Point Inspection

While a 4-point inspection doesn’t offer as broad of a spectrum of services as a whole home inspection, it does cover four major components of a home. HVAC, Electrical wiring and panels, plumbing connections and fixtures, and Roof make up the four components of a 4-point inspection.

A mold inspection consists of a visual inspection of the home with an emphasis on where there has been mold, water damage or moisture problems in the past. It is common for mold to grow in areas of the house that are not readily visible. These include but are not limited to; under carpet, inside walls and areas where there is a high moisture content, like a bathroom.
